Veteran Home Purchase Options

Veteran Purchase Quick Facts

·         ZERO DOWN PAYMENT for eligible Veterans, Active Duty, Reservists, National Guards, and unmarried spouses of Vets killed in line of duty.  Most VA loans that I handle the buyer can get in for no money and get their deposit and appraisal funds back at closing.  VET can NEVER get back any more cash at closing than what he put in. 
·         Lender can obtain online COE (certificate of eligibility) from ACE.  Certificate of Eligibility helps determine veteran’s entitlement and if exempt from VA Funding fee.
·         Must owner occupy at time of purchase but can refinance later without occupying at time of refinance
·         No monthly mortgage insurance
·         VA Funding fee is charged instead of monthly mortgage insurance.  This fee is financed or paid in cash by buyer or the seller.
·         Funding fee exemptions –service related injury or Vet who
re-enlisted
·         Veteran purchasers CANNOT pay for:  lender flat fees of more than 1%, termite inspection, well and septic inspections, or real estate flat fees.
·         Seller can pay all closing AND  up to 4% towards escrows, buyers’ debts, decorating allowances, and VA funding fee.
·         Vet can have more than one VA financed home which may require a down payment
·         Can have a departure residence and use lease to offset mortgage if subject property will be VA.  FHA and Conventional require 25 to 30% equity, respectively, to count lease on departure residence
·         Total debt to income ratio of 41%, in many instances can go  higher if income reserves are more than 120% along with other compensating factors
·         Credit score can be as low as 600 to county limit, then 620 to $700k, and 640 to $1 million, and 700 to $1.5 million
·         Vet can only have spouse as co-signor or another Vet for no to low down payment, unless the price is very low such as $70k
·         30 year fixed- ARMs have been discontinued at this time

VA FUNDING FEE
·         Funding fee – first time buyer 0% down payment = 2.15%
·         Funding fee – first time buyer 5% to 10% down = 1.5%
·         Funding fee – first time buyer greater than 10% down = 1.25%
·         Funding fee – subsequent user 0% down payment – 3.3%
·         Funding fee – subsequent user 5% to 10% down– 1.5%
·         Funding fee – subsequent user greater than 10% down - 1.25%



VETERAN LOAN LIMITS 2013 MARYLAND

Anne Arundel, Baltimore, Carroll, Harford, and Howard: $500,000
Calvert, Charles, Frederick, Montgomery, and Prince Georges: $843,750

Veteran CAN get a loan for HIGHER than amounts referenced above which may require a down payment.
Lender determines Vet down payment by comparing 25% of price to 25% of county limit and the eligibility verified on COE


CONDOS – For VA financing only need to be on VA approved list.  This may be a key feature to put in listing where delinquency would be an issue for FHA or Conventional
